Possible Changes to Zoning and New Apartment Building

There is a new proposal to change the highlighted area above from an office and parking lot to a new apartment building. 

Withey Morris Baugh (a land use and real estate law firm) has recently filed a rezoning application for the northeast corner of SR 51 and Shea Blvd. They are applying to change the zoning to a Multifamily Residence, which would allow the building of new apartments. 

The proposed apartment building “will feature one level of parking under the building, an interior courtyard, a dog park and a sports court near the SR51 ramp, and landscaping on all perimeters.

The purpose of this project is to “provide additional housing options for the Paradise Valley Village with excellent access to the freeway and jobs.”

There will be a Neighborhood Meeting to discuss the proposal on October 23, 2025 at 6:00pm at Shadow Mountain High School, Media Center.
